Are Home Sales Increasing in ShadowGlen?

First, I would like to say congratulations to my clients who just sold their ShadowGlen home!

Looking at the most recent sales activity in ShadowGlen, I am noticing that home sales have picked up quite a bit. Only a few months ago there were over 40 homes actively for sale in ShadowGlen, today there are only 30 (this includes mostly resale homes on our MLS system). Maybe this is because fewer sellers feel confident placing their home on the market during the holidays, but I think the numbers in the next paragraph may help dissolve that fear!

Currently there are five homes in 'pending' status - which I would say is slightly above or at average for the golf course community. Best of all, our MLS system is showing that 16 homes (including my clients above!) have sold in the last 90 days (this may not be including homes from the builder that never made it to the MLS system).

Builder incentives and the tax credit that expires in four months may be attributing to this increase in activity - and not just in ShadowGlen, but across the Austin market as a whole. But, compared to all of the negative news that we've heard nationally about the housing markets, I think this is great for our local homeowners and I hope for more good news in the New Year!

Where to Recycle Your Christmas Tree in Austin

If you live in near central Austin and are looking for a place to recycle your Christmas tree, Zilker Park will be the place to go this weekend. 

The City of Austin will be taking trees from 10am to 4pm Jan. 2nd & 3rd, as well as the 9th. 

Soon after, you will also be able to pick up free Christmas tree mulch that has been provided by those recylced trees at Zilker Park. Just be sure to bring your own bags and be ready to do most of the work yourself.

This is just another one of the million reasons why I love Austin. There aren't too many cities that provide services like this and care so much about keeping it GREEN!

Austin Homes Still Selling During the Holidays

Congratulations to my clients who sold their north Austin home right before the Christmas holiday! 

Around the winter months, and especially the holidays, it seems that buyers slow down a bit. However, I think this year has been a little different and has been quite busy with buyers! I think it may have something to do with the tax credit and buyers not wanting to wait until the last minute (must be under contract by April 30th to receive the tax credit).

Top 5 Holiday Events in Austin

Whether you live in Austin or are just visiting, there are always many activities happening on any given day of the year. The holidays are no exceptions! Here is a list of just a few of my favorite things to do in Austin around the holidays:

1. The 37th Street Neighborhood Lights – walk throughout the neighborhood and enjoy the amazing light displays on the home. Many residents offer treats and beverages!
2. Trail of Lights and Zilker Christmas TreeZilker Park is transformed into a mile-long trail of lights. Lasts from Dec. 13th – Dec. 23rd.
3. Ice-Skating on the Plaza – through January 11th, enjoy the outdoor ice-skating rink at the Whole Foods Downtown location.
4. Holiday Wine Trail – festive Hill Country vineyards…need I say more? Dec. 4-6, 11-13 & 18-20.
5. The Nutcracker – Ballet Austin present the Nutcracker Dec. 5th – 23rd.

Susan G Komen Race for the Cure Event in North Austin

This year's Susan G. Komen Race for the Cure event is on November 1, 2009, in North Austin at the Domain.  Registration is available now online for the 5K or the 1-Mile Family Walk events.  There will be different start times for timed, un-timed, and walkers of the 5K, depending on how serious of a competitor you are!

The Susan G. Komen Charity continues to make huge advances toward finding a cure, and have invested over $1 Billion toward research and treatment programs since their founding in 1982.  Please do what you can to support them.

Austin Voted in "America's Most Bike Friendly Cities" Poll

Once again, Austin is making headlines!  This time, the front page of Yahoo had an article ranking Austin highest in its survey of Bicycle Friendly Cities.  Not surprising, since there are many residents in Central Austin and the SoLa / SoCo area that commute on their bikes rather than by cars.  It's great that Austin is making the city safer for cyclists by installing new bike lanes and paths and raising awareness issues. 

Even with Austin being a "bicycle-friendly" city, we still have a long way to go with regard to safety for bikers who commute and use Austin roads.  Here's a helpful link that discusses the laws of motorists and cyclists when sharing the road. 

I am proud that I live in a city where its residents take pride in being environmentally aware and the local government takes the initiative to encourage it.

Commuter Bicycle Station event tomorrow morning at Pfluger Bridge in Downtown Austin

The City of Austin Public Works Dept and local bicycle shops are teaming up to host an event on the Downtown Austin (north) side of the Pfluger Bridge tomorrow, October 1, from 7am-9am, at the top of the helix.  They are offering bicycle safety checks, maintenance advice for your bike, info about how prevent bicycle theft, and a free breakfast (as well as other free stuff)!

Similar events will be held on the first and third Thursdays of each month through December.  For those who aren't aware, Austin is a very bicycle-friendly city.  The city is working on many initiatives to promote biking and pedestrian walkways.
